Interview of David McCrimmon
David McCrimmon, a luxury real estate agent specialising in mountain regions, recently joined Swissroc Properties in order to set up a new department: Swissroc Mountains Properties. The real estate agent, who has over 10 years’ experience and has a passion for mountains, tells us more about this department, which is entirely dedicated to the real estate market of the Swiss Alps.
How did the Swissroc Mountains Properties department come into being?
Swissroc has a vast network of partners, clients and prospects, and provides a high-quality service. We wanted to extend our reach to as many people as possible. In addition, the Swiss real estate market is healthier today than at any point in the last ten years. There is now renewed interest in properties that are far from the city, because they offer space and a sense of well-being. The increase in teleworking also plays an important role: living outside the city and close to nature has become an obvious choice for many people. In fact, we have recently completed some major transactions in the Swiss Alps, which shows that we are on the right track.
What made you decide to join Swissroc Mountains Properties?
I’ve known Swissroc since they began. I appreciate the way they work and the fact that the group is young and ambitious. Swissroc’s associates have an interesting way of seeing things. They’re ahead of their time. I believe they are the new generation of real estate experts.
What services do you offer in this new department?
We help our clients to find the ideal property in the Swiss Alps, whether it is one of our advertised or off-market properties. Thanks to our thorough understanding of the market and our various tools, we can easily select the properties that correspond to the needs of our clients and complete transactions with complete discretion. Our team of experts accompanies the sellers and enables them to benefit from our vast network, while adapting to their needs in order to offer them an appropriate solution, ensuring that they sell their property on a specific date at the best market price.
What areas do you cover?
We concentrate on the local market: the area of Gstaad and its surroundings, including Rougemont, Gsteig, Crans-Montana, Villars and Les Diablerets… We also have well-established contacts in Megève. Lastly, in order to be as close as possible to our clients, we will soon be opening an office in Verbier, on rue de Médran.
What types of clients do you have?
We have a variety of different clients, ranging from young entrepreneurs to retired people. But we have a lot of young Swiss couples with children, who want to raise them away from the city and perhaps enrol them in an international school. We also have grandparents who are looking to buy a property in the mountains for their health and the quality of the hospitals. They’re also looking for a place where they can bring their children and grandchildren together to enjoy the mountains. In the case of foreign buyers, our clients are investors, families, retired people, celebrities, etc. At Swissroc, we adapt to all types of clientele and to the needs of each one of them.
How do you find them and get in touch with them?
One third of our clients come from our professional network, another third thanks to our marketing, and the remaining clients find out about Swissroc through word of mouth.
Trust is very important in your business. How do you earn your clients’ trust?
From the start, you have to be clear, honest and provide high-quality information. Our clients choose us for a reason: they want to be guided by real professionals. I therefore advise them proactively, based on the key facts of the market in which they are interested. With buyers, trust is obviously created when we find the property that matches their needs, and to achieve that we have to have understood what they were looking for and why. I also think that credibility comes from having the right product or at least access to it. With our sellers, trust is established when we find the best solution guaranteeing a quick sale. Indeed, many properties remain on the market for several years, generally because the sellers did not receive the right advice at the beginning. At Swissroc, our clients can undertake the purchase or sale of a property with peace of mind, because they know that our priority is to satisfy them as best we can.
How would you compare the Swiss real estate brokerage market with the mainstream market and with other countries?
The region we cover is a tourist attraction: the Swiss Alps are ideal for foreign buyers, because there are many properties there, which is not necessarily the case in cities like Geneva, Lausanne and Zurich. Switzerland is a popular destination with foreigners, particularly for its tax advantages, but also because of its safety, its tranquillity, the quality of its healthcare, its outdoor life, etc. All this, combined with real economic and political stability, is often considered to be the perfect balance.
In your opinion, what are Swissroc’s strengths as a mountain real estate broker? What added value do you provide?
We are young and dynamic, but above all we all have a strong personal or professional connection with the mountains, either in Gstaad, Verbier or Portes du Soleil. All of my Swissroc colleagues are delighted with the opening of this new department as we all have an excellent knowledge of this region and well-established contacts. I myself have been living and working in the Swiss Alps for over 10 years and I therefore believe I am the ideal person to assist our clients by providing them with an entirely tailor-made service.
